Everything I would tell you on a first call, written down.

Use this list as you read. Check off each item you have already handled and return to the open items before your next decision.
Write down the problem your move needs to solve
Start by writing down what your next Windsor area home has to solve: more space, a shorter commute, a home to sell or a timeline to meet.
A clear problem leads to a clear plan. Share the list with everyone in your household before touring.
Keep the list short and specific. Split it into must haves and nice to haves, so every home you see in Windsor or Greater Hartford gets judged against the same few points instead of first impressions.
Windsor or Bloomfield: which fits you?
Compare Windsor and Bloomfield by testing your list against each one, then looking at how quickly homes are moving in both.
Visit at the times you would actually drive. The town that fits your routine is usually the right starting point. Confirm schools, taxes and services by address with official sources.
Windsor, Windsor Locks, East Windsor or South Windsor?
Choose by testing each town against your list: daily trips, the type of home you need and your budget.
The four towns sit close together but differ in feel and housing options. Tour homes in two or three before narrowing to one.
Check commute times, schools and taxes by address with official sources.
Get financing ready before you tour
Talk with a lender before touring so you know your price range and can act quickly on a Windsor home. Compare at least two lenders on payment estimates, closing costs and approval timing. The table pairs common questions with who confirms them.
| Question to ask | Who confirms it |
|---|---|
| What price range and loan options fit my situation? | A licensed lender, with current terms in writing |
| What are the schools, taxes and services for this address? | Official sources, checked by address |
| What park or town plans could change nearby? | The Town of Windsor |
| What condition is the home in? | A licensed home inspector |
| What do I need to disclose when I sell my home? | A qualified attorney |
| How does a sale or purchase affect my taxes? | A tax professional |
| What options may help if I fall behind on my mortgage? | Your loan servicer, a HUD-approved housing counselor or an attorney |
Loan programs and rates change; get current terms in writing from a licensed lender.
Build an offer plan before you need it
Decide in advance which offer terms you can flex, so a planned offer is faster and calmer when the right home appears. The main levers are:
- Timing, including your closing date and how soon you can move
- Inspection terms, and which findings would change your decision
- Financing strength and price, set against your top number
Price is only one lever. A seller reads the whole offer, so knowing which terms you can move on keeps a fast decision a planned one.
Reading Windsor community plans
Look up park and town plans for the areas you are considering and note what could change nearby.
Plans can affect traffic, construction and amenities. Treat them as information, not a prediction.
Confirm current plans with the Town of Windsor.
When to widen across Greater Hartford
If your list does not fit the Windsor area towns, add West Hartford, Hartford or Manchester and compare on the same terms.
Wider reach means more homes to consider; the same list keeps it focused.
Buying a first home: the order of steps
Work in order: lender, must have list, touring, offer, inspection and closing. Ask what each document means before you sign it. Before your first tour:
- Talk with a licensed lender and know your price range
- Write your must have list and share it with your household
- Pick two or three Windsor area towns to tour first
- Decide which offer terms you can flex
Getting your home ready to sell
Decide when and how to sell by looking at your home’s condition, where you are moving next and the timeline you need.
Gather repair records and paperwork early, and ask a licensed home inspector about anything you are unsure of. Set the list price after a pricing conversation built on recent nearby sales.
For disclosure, legal or tax questions about a sale, consult a qualified attorney or tax professional.
When a mortgage payment is at risk
If you have missed a payment or expect to, contact your loan servicer early, open every letter and ask what options may be available. Keep notes of every call and get any agreement in writing.
Talk with a HUD-approved housing counselor about options that may help you avoid foreclosure, and with an attorney about how the process works in Connecticut or Massachusetts. If selling may be part of the plan, bring that question to Cindy early.
From your offer to closing day
Before making an offer, read every condition in it and ask what each one means for you. Know which protections you are keeping before you sign. After your offer is accepted:
- Schedule the inspection quickly and read the full report
- Ask what each finding means before deciding on repairs or credits
- Stay in touch with your lender until closing
Each step goes more smoothly when you understand it before it arrives. Bring any condition or finding you are unsure about to a conversation before you decide.
